The forecast looked at the 100 largest markets in the country and took past trends and modeled the future values for home sales and prices. Then they identified markets whose growth is predicted to better than the US average. Markets which are estimated to see slower price appreciation were cut from the list, even if they are currently hot markets, including San Francisco and Denver. Why you may ask? Providence is very close to Boston and New York, is a hip, artsy, edgy town with historic architecture and a thriving arts and education industry that will always keep rents well-priced and competitive. Even more so, PVD has a great nightlife for young professionals and “up-and-coming” small businesses. The fact that the local economy is expected to improve bodes well for buyers and sellers. Home prices are affordable and are only expected to improve if you are considering buying. If you’re thinking about buying a property and perhaps renting it at a later date, consider something close to Brown University or RISD. After all, education is about as close to a recession-less industry as you can get. (It’s never going to be a bad idea for an individual to invest in themselves or their future.) We like e-learning and all, but universities are looking more and more closely at hybrid online/offline models because you can’t overstate the necessity of a real community to facilitate learning.
